Lease plans are not a common affair and as such, not a lot of people really know about them. They are, however, important and as a property owner, you need to have a lease plan if you intend to sell your property anytime soon. This is where an architect becomes essential.
Not just any architect will do. Hire only those that have been in the business for some time and have a good track record. It might not be easy to find one however, you?ll be well served if you do find one. It is also important that the architect is well-versed with land registry compliant plans.
Land registry compliant lease plans are mandatory these days. Do not forget to ask the architect about his previous work and his clients. If he has some references, that is even better. Talk to his clients. Doing that would be helpful as then you can get the clients? viewpoint on the architect?s services and also some potential problems.
Sometimes it can also help to check any awards that they may have got in the past. In my opinion, these awards must not be the yardstick to measure because they can be manipulated at will. In fact, many a times, they are manipulated. There are people who deserve the award but don?t get it and there are others who get it despite being shoddy at their work. It could be something you want to take a quick look at but not something you should pay any serious attention to.
What is important is that the architect should be able to take the entire burden off you. You shouldn?t have to interfere or worry about anything. Everything should be legal and authorized for land registry compliant plans. This is the primary reason for hiring the specialist, isn?t it? It should assure you that everything will be taken care of in a legitmate manner and that nothing will go haywire. It?ll also avoid future mishaps, or any delays because of something being done in an unlawful manner.
